Understanding What Counts as an Emergency for Jacob Grant Property Management’s After-Hours Emergency Line.
At Jacob Grant Property Management in Idaho Falls, we strive to offer the highest level of service and support to our tenants and property owners. We understand that emergencies can happen at any time, which is why we offer an after-hours emergency line for situations that require immediate attention outside of regular business hours.
However, not every issue requires urgent attention in the middle of the night or during weekends. It’s important to know that certain problems, while needing resolution, can be handled the next day during regular business hours. This ensures that our emergency line is reserved for the situations that truly need immediate care.
To help clarify what counts as an emergency, we’ve outlined the types of issues that should be reported through our after-hours emergency line. If you’re unsure whether a situation can wait until the next business day, we’ll provide guidance below.
What Qualifies as an Emergency?
Water Leaks or Flooding
A significant water leak or flooding needs immediate attention to prevent property damage or other issues. If the leak is substantial and cannot be controlled, or if flooding is affecting critical areas like electrical systems or flooring, please call the emergency line immediately.
Note: Smaller leaks or issues that can be temporarily contained can often wait until the next business day. Minor clogs or slow drainage may be considered routine maintenance and can likely be handled during business hours.
No Heat in Extreme Weather
During freezing winter nights loss of heat can be hazardous. If you’re without heat during cold weather, please contact our emergency line.
Note: If the weather is moderate, or if it’s a non-extreme season, the issue might be resolved during business hours.
Electrical Problems
Electrical issues, like exposed wires, sparks, or malfunctioning systems, are an immediate safety risk. Any significant electrical issue that could pose danger to your home or family should be reported right away.
Note: Minor electrical malfunctions that don’t present a risk (like a flickering light or partial power outage) can typically wait until the next business day.
Fires or Smoke
Fires or smoke in the home must be treated as an emergency. If you suspect a fire or smell smoke, evacuate the building immediately and call 911. Once you are safe, contact our emergency line for follow-up action.
Note: Any sign of fire or smoke must be treated immediately—never wait to contact emergency services.
Gas Leaks
A gas leak is a very serious safety risk. If you smell gas or suspect a leak, evacuate the property immediately and call 911 or your local gas provider. After ensuring your safety, contact our emergency line so we can address the situation as needed.
What Doesn’t Qualify as an Emergency?
While we are committed to providing exceptional service, not every situation is an emergency. The following issues are typically better handled during regular business hours:
- Routine maintenance requests (like a leaky faucet or light bulb replacement)
- Locked out of property – this is covered in your lease and our after hours team often does not have access. Please call a locksmith.
- Pest control concerns
- Non-urgent appliance malfunctions
- General questions or inquiries about your lease
If you’re ever in doubt about whether something is an emergency or can wait until business hours, it’s always a good idea to reach out. Our team is here to help guide you and assess the situation.
