		<description>It amazes me the amount of damage a tenant can do to a property. Most owners that do not use property management companies try to rent for about 5-10% more than what there own monthly mortgage payment is. If a tenant rents a property for 10 years and the owner is collecting 50 dollars each month between the difference after paying the mortgage.

Make ready costs I can tell from the video are

$6,000 Collected rent 
$190 Carpet pad
$800 Carpet Replacement 
$500 Carpet install
$230 Vinyl

$120 5 gallon semi gloss paint
$600 Painting contractor
$ 60 sheet rock replacement for the master bedroom mildew damage on the wall

That may not be including legal fee&#039;s. Looking at the condition of the apartment. I would be surprised if the landlord didn&#039;t evict the tenant. The suit seeks to recover their costs for investigating this.  What about the costs incurred by all the Landlords that they call with bogus rental requests? I&#039;m sure I received multiple calls from testers every time I run a for rent ad.  They all focus in on pets and usually don&#039;t tell you it&#039;s a companion pet unless you ask.  I think we might have a class action suit possibility against Intermountain Fair Housing?

I think you should request a copy of the recorded calls to see what actually went on.
